  • Generally, a Drive by BPO with 1-2 pg report with one subject photo is $75.00.  Additional fees would apply for comp photos, interior inspections, detailed repair estimates, express mail fees, rush orders, etc.
  • CMAs (comparative market analysis) are available for Homeowners who are NOT considering listing their home with us for $175.00 including, property inspection, recommendations, written report, marketing presentation/ information and a personal consultation to answer specific homeowner questions.  A one-page BPO Report is also available to Homeowners.  CMA or BPO fee is credited toward brokerage fee if homeowner lists and sells with us.

Sellers, Take Advantage of My Reduced Fee Schedule!

Here is some good news in the form of reduced sales fees I occasionally offer when you select my services to help you MARKET AND SELL your current home.  These fees include my full range of professional real estate services.

Incidentally, if the primary objective in marketing and selling your home yourself (For Sale by Owner) is to avoid excessive realtors sales fees, the following fee schedule may provide you with good news, too.

These fees are expressed as a percentage and/or dollar amounts of the sales price of your home:

$ 500 - I list on MLS, you sell the property.  You do the work.  I dont negotiate, prospect or supply forms. 

You pay nothing ** except direct promotional and marketing expenses, agreed upon in advance, that

I incur on your behalf. (This option is for experienced investors who list multiple properties only) ** Requires Broker's/Agency Approval

2.5% (or negotiated Flat Fee) - You find a Buyer on your own and no other real estate agent is involved.  

I prepare the sales contract and walk it through the various stages of the sales process to ensure a successful closing.  

You also pay for direct promotional and marketing expenses, agreed upon in advance, that I incur on your behalf.

4% - I find the Buyer and prepare the sales contract, and no other Broker or Real Estate Agent is involved.  

You pay a smaller sales fee than would ordinarily be the case, and I net a larger sales fee...a wonderful experience! 

Because of my effective marketing strategies, this situation occurs quite often.  

I pay for direct promotional and marketing expenses I incur on your behalf. 

7% - Your property sells and there is another Broker or Real Estate Agent who represents the Buyer.

I can offer other favorable variable fee arrangements for homes with sales prices exceeding $1,000,000
